Eastpointe's houses are older than Fraser's by nearly two decades. The median home here dates to 1954, 78.4 percent of the 14,037 housing units were built before 1960, and 89.9 percent are detached single-family houses. The city has no lakefront at all, yet owners in ZIP 48021 filed about 1,887 FEMA assistance registrations after the August 2023 storms. For Eastpointe plumbing, that puts two jobs first: keeping sewer water out of basements and replacing 70-year-old pipe.
Work behind the bungalows between 8 Mile and 10 Mile

Sewer inspection and line repair
78.4% of homes predate 1960, the era of clay tile and cast iron laterals under the front yard. A recorded camera run shows whether a backup came from a cracked joint, roots or the sewer downstream.

Drain cleaning and clog removal
Mature street trees grow over clay laterals across a grid that was almost fully built before 1970. Cutting the roots and rinsing the line restores flow, and a camera pass shows how soon they'll be back.

Sump pump installation and repair
ZIP 48021 owners filed FEMA registrations after the 2014, 2021 and 2023 storms, peaking at about 1,887. Water seeping in at the walls is a sump job; water rising through the floor drain needs a different fix.

Whole home repiping
About two in three homes date from the 1940s or 1950s, when galvanized steel supply pipe was common. Decades of internal scale are why the bathroom tap runs weak while the basement sink still flows.

Main water line repair and replacement
Pre-1960 houses are where lead or galvanized service lines tend to turn up, so check the line at your meter. In a city with a 1954 median home, a scratch and a magnet on that pipe answer the first question.

Water heater installation
About 1,887 owner households in 48021 registered with FEMA after the August 2023 storms. A water heater that sat in storm water usually has to be replaced, and the new one belongs up off the basement floor.
Most of these jobs start with a camera. Footage of the lateral shows whether roots, a cracked clay joint or a surcharged sewer caused a backup, which decides between drain cleaning, a spot repair or a valve. Our comparison of a backwater valve and a sump pump explains which one handles which kind of water.
1940s bungalows, clay laterals and the August 2023 storms
Eastpointe is bounded by 8 Mile Road (M-102) on the south, 10 Mile on most of the north, Beechwood and Hayes on the west, and Beaconsfield and the I-94 service drive on the east. Nearly all of it went up early. By decade, 45.6 percent of homes are from the 1950s, 19.4 percent from the 1940s and 13.4 percent from 1939 or before, and only 2.1 percent were built in 2000 or later.
Inner-ring bungalows and Cape Cods of that age usually have a full basement with a floor drain and laundry tub, cast iron stacks and a clay tile or cast iron lateral under the front yard. Some also have footing drains tied into that lateral. That's typical, not a finding about your house.

Big storms find the weak points. Macomb County was part of federal disasters in August 2014, June 2021 and August 2023. FEMA owner registrations from 48021 ran about 800 for 2014 and about 482 for 2021, then climbed to about 1,887 for 2023. St. Clair Shores, with far more residents, logged about 342 that year. Renters aren't counted, and 29.7 percent of Eastpointe households rent.
What a visit looks like after the trip down Kelly Road
Kelly Road runs from Fraser south through Roseville into Eastpointe, and Gratiot Avenue comes in through Roseville too.
- Call (207) 419-2600. If water is rising at the floor drain, stop using fixtures, and stay out of it if it's near the furnace, water heater or outlets.
- We open the cleanout, clear enough of the line to pass a camera, and record the lateral toward the street.
- You see the footage with us: roots at a joint, an offset, a sag that holds water, or a clean pipe that points to a surcharge downstream.
- Before any work that needs a permit, we confirm the requirements with the city so the job gets inspected.
- If the supply is galvanized, we test flow upstairs and show you where the old pipe runs.

Halfway, Gratiot Avenue and the 9 Mile retention basin
Halfway was the city's first name. The village took it from a post office near the midpoint of the stage run from downtown Detroit to Mount Clemens, and the city went by East Detroit until a 1992 referendum.
Downstream of your lateral, the city sits in the county's 8.5 Mile Relief Drain Drainage District, shared with St. Clair Shores. The district covers about 4,745 acres and 44,782 residents. Its retention treatment basin at 23001 Nine Mile Road screens, settles, skims and disinfects storm flows, and sanitary flow moves on to GLWA's treatment plant in Detroit. The city also signed GLWA's 2017 One Water agreement.

Gratiot Avenue (M-3) hosts Cruisin' Gratiot each June. Kennedy Memorial Park holds Erin-Halfway Days in late July, and Spindler Park has Music in the Park on summer Wednesday nights. Almost the whole city uses ZIP 48021, which also reaches into a corner of Roseville near 10 Mile Road. I-94 and I-696 both serve the city, and the Michigan Military Technical & Historical Society Museum is here too.
On these blocks the calls repeat: a floor drain that backs up during a downpour, a lateral packed with roots from the street trees, a weak bathroom tap fed by galvanized pipe, and a water heater wedged beside the laundry tub. In the 13.4 percent of homes built in 1939 or earlier, we also look at the service pipe by the meter, because lead and galvanized service pipe show up most often in the oldest houses.
Eastpointe questions about storm backups and 1950s pipe
My basement took water in the August 2023 storms. What should I fix first?
Get the lateral camera-inspected before buying equipment. If roots or a cracked joint are slowing the line, clearing or repairing it comes first. In ZIP 48021, about 1,887 owner households registered with FEMA after those storms. If the pipe is sound and water rose through the floor drain, the sewer likely surcharged, and a backwater valve or a standpipe is the next step. Seepage through walls is a sump question. No device makes a basement flood-proof.
Does my 1950s Eastpointe house still have galvanized pipe?
It might. Galvanized steel was a common supply pipe when nearly half the city's homes went up in the 1950s. Check the pipes near the water heater and along the basement ceiling. Galvanized is dull gray with threaded fittings, and a magnet sticks to it. Weak flow upstairs and rusty water after a trip are typical signs. This is general guidance, so have the pipe checked before planning a repipe.
