Fraser's ranches and split-levels tend to pack a lot of plumbing into one kitchen base cabinet: a double-bowl sink, a disposal, a dishwasher drain, a hot and cold supply and a thin line snaking to the refrigerator. Small problems there spread fast, and remodels live or die on how the pipes get moved. A kitchen call can be one repair or the whole plumbing side of a remodel, and the scope usually comes from this list:
- clearing a sink drain clog at the trap, the shared tee or the line in the wall
- fixing drips at the faucet, strainer, supply lines or dishwasher connection
- installing or replacing a dishwasher, disposal or sink with the drain routed to code
- running a refrigerator water line with a real shutoff valve
- rough-in and finish plumbing for a remodel, including island sinks and their vents
Kitchen sink drain clog or a slow drip in the cabinet?
A kitchen sink drain clog shows itself in a few ways. One bowl backs up into the other. Water rises in the sink while the dishwasher pumps out. The drain gurgles, then slows a little more each week.
Grease is the main cause. The city's own lateral handout warns that cooking grease sets up hard on pipe walls, and a kitchen line takes more of it than any other drain in the house. Coffee grounds and starchy scraps add to the paste. If the clog is in the trap or the shared tee, it comes apart by hand. If it's past the wall, it takes a cable.

A drip in the cabinet is a different hunt. It may be the faucet, a supply line, the basket strainer or a dishwasher hose clamp; our faucet and sink repair page walks through finding it. Our list of foods that jam disposals and kitchen drains covers the rest.
Dishwasher installation plumbing, supply to drain
On the supply side, a dishwasher takes hot water through a braided line with its own shutoff. A dual-outlet stop under the sink is the tidy way to do it. Code requires the dishwasher's water supply to be protected from backflow by an air gap or a backflow preventer; most current machines build one in.

On the drain side, the hose loops up and gets secured to the underside of the countertop, then drops to the disposal inlet or a wye on the sink tailpiece. We level the machine, anchor it to the counter or cabinet sides and run a full cycle with the kick plate off to watch for drips. If the disposal is being replaced at the same time, see garbage disposal installation.
Ice maker line and refrigerator water hookups
An ice maker line is small, but it leaks where nobody looks. We tee off the cold line with a real shutoff valve, either under the sink or in a recessed outlet box in the wall behind the fridge, and skip the self-piercing saddle valves that tend to drip. Copper or braided stainless lasts longer than thin plastic tubing, which can crack or get pinched when the fridge moves.

Route matters in Michigan. The Red Cross lists pipes along exterior walls and inside kitchen cabinets among the most likely to freeze, so we keep the line off an outside wall where we can. We also leave a loose coil behind the fridge so it can roll out for cleaning without pulling the fitting.
Kitchen remodel plumbing, step by step
Moving a sink is the big decision in kitchen remodel plumbing. Along the same wall, it's a modest drain and supply extension. To an island, it needs a vent plan, because an island has no wall to carry a vent up through the roof. The options are a loop vent under the counter or an air admittance valve where the code and the inspector allow one; Fraser's fee schedule even lists air admittance valves as a fixture item. A basement below the kitchen makes all of this easier to run.
Disconnect and cap the old kitchen
Before demolition, the old sink, dishwasher and fridge line come off, and supplies get capped at a valve so the rest of the house keeps water. A gas range is shut off at its appliance valve and left for the mechanical side to cap.
Plan the layout
We mark sink, dishwasher, fridge and range locations with your cabinet plan and settle drain, vent and supply routes.
Rough-in and inspection
Drains, vents and water lines go in before cabinets, the gas stub is handled under its own permit, and the city inspects on a Tuesday or Thursday morning.
Cabinets and counters
Your cabinet installer and counter fabricator do their part. Stone tops need the exact sink and faucet before they're cut.
Finish set and final
We set the sink, faucet, disposal, dishwasher and fridge line, run water through all of it and check every joint dry before the final inspection.

Who handles the gas line for a new range?
A gas range hookup isn't plumbing under Michigan rules. Gas piping is mechanical work, with its own license classifications and its own permit. Fraser bills it on the mechanical schedule: $40 for gas piping up to five openings and $40 per meter for the pressure test. New piping is pressure tested before the inspector signs off.
Ranges are exempt from the sediment trap rule that applies to most gas appliances, but they still need an accessible shutoff, and flexible stainless tubing systems have to be bonded. Consumers Energy is Fraser's gas utility. Call us to talk through how the range connection fits your remodel, and see our gas line repair and installation page for the process. Keep our article on what to do if you smell gas where you can find it.
What changes the cost of kitchen plumbing in Fraser
Kitchen plumbing cost follows scope. A clog or dishwasher swap is one visit; a remodel is several, fitted around the other trades. Distance comes next. A sink that slides along the same wall needs a modest drain and supply extension, while a move to an island adds a vent solution and a longer drain that still has to hold its slope. Access from below changes the labor: an open basement ceiling makes runs easy, and a finished ceiling, crawlspace or slab doesn't. Each appliance hookup adds parts. Old galvanized or cast iron found behind the cabinets may need replacing while the wall is open. Disposals, faucets and dishwashers carry their makers' warranties, so keep the receipts and model numbers together. Ask any plumber to spell out in writing what's included and what their labor covers.
Which permits does a kitchen job need in Fraser?
Michigan exempts only working-parts repairs and clearing stoppages. Replacing or moving a sink, dishwasher or disposal takes a plumbing permit, and LARA's rules let only a licensed plumbing contractor or a homeowner working on their own house pull it. The City of Fraser fee schedule lists sinks, dishwashers and disposals at $10 each as plumbing fixtures, plus a $30 application fee, and the electrical appliance permits cover the wiring side. Gas piping goes on the separate mechanical schedule. Applications are online only, and plumbing and mechanical inspections run Tuesday and Thursday mornings under the 2015 Michigan Residential Code.
We plumb kitchens in Warren, Roseville, Chesterfield Township and Utica too.
Why call a Fraser plumber for kitchen work?
Our office is on Janet Ave in Fraser, among ranches and split-levels whose kitchens were plumbed for a 1960s or 1970s layout. The cause gets found before the fix, whether that's a grease plug past the wall or a dishwasher hose with no high loop. For a remodel, you hear early which moves are easy from the basement and which aren't, who pulls the plumbing permit, how the gas connection gets handled under its own mechanical permit, and when the Tuesday and Thursday inspections fall. Call (207) 419-2600.
Kitchen plumbing questions in Fraser
Can my dishwasher drain through the garbage disposal?
Yes, that's the most common setup. The disposal has a dishwasher inlet with a plug that has to be knocked out first, and the drain hose has to climb and be fastened under the counter before it drops to that inlet. Without a disposal, the hose goes to a wye fitting on the sink tailpiece instead. Either way, the loop keeps dirty sink water out of the dishwasher.
Does replacing a dishwasher need a Fraser permit?
Plumbing work beyond working-parts repairs needs a permit in Michigan, and Fraser's fee schedule lists a dishwasher as a $10 plumbing fixture. The city's electrical appliance permits also list dishwashers. Applications go through Fraser's online portal, and the building department can tell you which permits your particular swap needs.
Why does my kitchen sink fill up when the dishwasher drains?
The dishwasher pumps into the same drain the sink uses, so a partial clog past that connection backs water up into the sink. Grease and food paste in the trap or the line inside the wall are the usual cause. A missing high loop or a disposal knockout plug that was never removed can cause trouble too. Clearing the line with a cable usually fixes it.
Can you connect a gas range during a kitchen remodel?
In Michigan, gas piping is mechanical work. It needs a mechanical permit and a contractor with the right license classification, and new piping has to pass a pressure test. Call (207) 419-2600 and ask how the range connection will be handled for your kitchen. If you ever smell gas, leave the house first and call Consumers Energy or 911 from outside.
